This will eventually kill the majority of competitors in what is an early and flooded marketplace leaving only the strongest in the playing field - and then the ability to benefit from the monopolistic opportunity (costs of entry) in the market to begin raising their rates to push the ventures into what will be 'stunning' levels of profits. The markets are still way out of whack.
We've got a good way to fall - the value of an asset is always a derivative of the revenue (or value) it delivers over time (an no capital gain is a result - not a driver of this), granted with houses there's an element of security and pride in owning your own house but the fact that the large majority of houses are still negatively geared i.e. delivering less in rent revenue than the cost of the interest on a mortgage (even after the drastic drop) is a clear signal that it's still mis-priced. In my eyes Sir Bob is the quintessential leader - driving those around him to their best without requiring that he is seen as 'above', or as a leader with followers.
